6. How do sellers come up with prices for a property?
What price a property is listed at is usually determined by use of a CMA (Comparable Market Analysis). A CMA takes information on other properties in the area that are currently on the market as well as ones that have sold recently, and compares the features of the subject home to those properties. By doing this, the seller can see what buyers are and have been willing to pay for homes with similar features and in similar neighborhoods, and therefore price their home using those guidelines.
