MYTH: Any agent that shows you homes is working for you.
FACT: Real estate agents or sub-agents are legally bound to protect the interests of the seller, unless the buyer has specifically contracted with them for representation.
MYTH: A seller's or sub-agent will still keep your financial information confidential
FACT: Real estate agents that are not exclusively hired to represent the buyer are legally required to pass any personal or financial information that they learn about the buyer to the seller.
MYTH: A traditional agent will work to get the LOWEST price for you
FACT: While the agent may indeed be eager to make a sale, that agent is still legally required to negotiate the highest possible price for the seller. You might indeed end up with the property, but likely not at the lowest price, nor your most ideal terms.
MYTH: All agents (seller, buyer, and sub-agents) do basically the same things.
FACT: A seller's or sub-agent can not tell you the property you are looking at is worth less than the price asked. Keep in mind that they are representing the seller and must do everything in their power to get the best price and terms for the seller.
MYTH: Using a Buyer’s Agent will cost me more than a traditional agent
FACT: Commissions are almost always taken directly from the transaction, unless you choose otherwise. Not only that, but a good Buyers Agent will most likely save you thousands of dollars by negotiating the best price and terms on your behalf.
